Welcome to Lavista Living–my monthly market update for one of northeast Atlanta’s most beloved communities. Whether you’re thinking about buying, selling, or simply keeping an eye on your investment, I’m here to give you an honest, clear picture of what’s happening right now along the corridor.

The Numbers at a Glance
- Homes sold: 149 homes closed in May; up 21.1% compared to last month and up 18.3% compared to this time last year
- Average sold price: $533,000; up 8.6% year over year
- Average days on market: 27 days; flat compared to last month
- List-to-sale price ratio: 98%; homes selling just at asking price on average
- Active listings: 418 homes currently on the market; up 5% from last month
- Months of inventory: 2.8 months; down 17.4% year over year

What This Means
May was a strong seller’s market along the corridor. With only 2.8 months of inventory (well below the three-month threshold), well-priced, well-presented homes are moving quickly. If you’ve been thinking about selling, the conditions are working in your favor. Yet, and this is important, condition is still everything right now.
Here’s what I’m actually seeing out there:
- Buyers are active. They’re at open houses, they’re making calls, they’re motivated. But they’re not willing to settle.
- There’s a meaningful gap right now between the amount of available inventory and the amount of truly desirable inventory. Too many listings need more work than today’s buyers want to take on.
- That gap is an opportunity for sellers who are willing to prepare properly before going to market.
The Lakeside High School district continues to be one of the most consistently in-demand pockets of DeKalb County. Families prioritize this school cluster, and that underlying demand keeps our market stable, even when broader Atlanta trends shift. The 8.6% year-over-year increase in average sold price is a reflection of exactly that staying power.
Neighborhood Spotlight: Sagamore Hills
This month I’m zooming in on Sagamore Hills. It’s one of the corridor’s most enduring and well-loved communities.
Sagamore Hills continued to attract motivated buyers in May. The combination of the school cluster, the neighborhood feel, and the proximity to everything the corridor has to offer keeps demand here consistent. What I’m observing is a clear divide: homes that are well-presented are generating interest and moving. Homes that are carrying deferred maintenance or need significant updates are sitting, and sellers in Sagamore Hills would be wise to pay attention to that distinction before they list.

Is Now a Good Time to Buy or Sell?
